Why we chose it: Situated close to the popular Yarraville Village, the site had an existing permit for large industrial warehouses. Its size, zoning and central location presented an opportunity to amend the permit to better suit demand from owners and investors for smaller units in this location.
Our process: Following the acquisition of the site in 2015, Brix reworked the existing planning permit to accommodate a range of office-warehouse units ranging in size from 90sqm up to 290sqm.
The outcome: Units were sold off-the-plan using a marketing campaign more attune to residential developments. Every unit on the repurposed site was sold out in under two months, setting a new benchmark for price and sales velocity in the inner west.
